Charles Taylor Rebuilds Community Pool After Soil Movement Renders Facility Unsafe

The Meadows neighborhood in Castle Rock, Colorado serves approximately 30,000 residents across two community pool facilities, the Grange and the Taft House. After significant soil movement caused severe cracking in the Taft House pool shell, the facility became unsafe and has remained empty since 2021.

Following construction defect litigation, the Charles Taylor Engineering Technical Services (CTETS) team was engaged as Owner’s Representative to guide the community through a full pool replacement. With no viable repair option available, the project required comprehensive structural reconstruction and coordinated oversight from excavation through completion.

Challenge

The Taft House pool shell sustained extensive cracking due to earth movement beneath the structure. Engineering evaluations determined that the damage was substantial enough that repairing the shell in place would not provide a durable or reliable long-term solution.

The community was faced with replacing a major amenity while navigating the complexity of prior construction defect litigation. The project required careful coordination between engineers, contractors, and community stakeholders to ensure that the new design addressed the underlying soil conditions that led to the failure.

Restoring safe access for thousands of residents while ensuring long term structural integrity became the central objective.

Solution

The Charles Taylor Engineering Technical Services (ETS) team stepped in as independent Owner’s Representative to guide the full replacement process. Working alongside Reconstruction Experts as General Contractor, the team provided technical oversight, coordination, and quality control throughout demolition and reconstruction.

The replacement includes a new pool shell supported by 25-foot structural piers designed to provide stability in challenging soil conditions. The project also incorporates civil and landscaping improvements, along with construction of a new pool and deck system intended to serve the community for years to come.
